Multiplex development

Multiplex Development in Toronto & the GTA

Planning, coordinating and building duplexes, triplexes, fourplexes and larger multi-unit residential projects — where zoning and approvals permit.

Overview

More homes on the right property — planned properly.

Multiplex development can add housing and long-term value to a property, but each site is different. We start with feasibility and bring together planning, design, permit coordination and construction into one coordinated process.

  1. 01

    Types of multiplexes

Multiplexes range from duplexes and triplexes to fourplexes and larger multi-unit buildings. The right form for a property depends on the lot, the existing structure, local zoning and the owner’s goals — whether that is a family residence with rental units or a purpose-built rental investment.

  2. 02

    Zoning & feasibility

Before design begins, we review what may be possible on the property: zoning, lot dimensions, setbacks, site conditions, servicing and access. A feasibility review clarifies the realistic options and constraints so decisions are made on informed ground.

  3. 03

    Design & engineering coordination

We coordinate with qualified architects, designers and engineers so layouts, structure, mechanical systems and code requirements are resolved together — reducing surprises once construction is under way.

  4. 04

    Permit requirements

Multiplex projects typically require municipal building permits and, in some cases, additional planning approvals. We help organise the required drawings and documentation and coordinate submissions where they are included in our scope.

  5. 05

    Construction planning

Budgets, procurement, trade scheduling and construction sequencing are planned before work starts, so the build proceeds in a clear and coordinated order.

  6. 06

    Rental development considerations

For owners planning rental units, we consider unit mix, layouts, separation requirements and long-term operating needs alongside construction cost — with financing and tax questions referred to the appropriate advisers.

Feasibility depends on zoning, site conditions, approvals and applicable regulations. A preliminary review is not a guarantee of unit counts, approvals or timelines.

FAQ

Multiplex questions, answered

Still have a question? Ask our team.

What is a multiplex?

A multiplex is a residential building with several self-contained dwelling units on one lot — for example a duplex (two units), triplex (three units) or fourplex (four units). Larger multi-unit buildings are also possible on some sites.

Can I build a multiplex on my lot in Toronto or the GTA?

Many residential areas now allow additional units, but what is permitted on a specific property depends on the municipality’s zoning, lot dimensions, setbacks, servicing, access and other regulations. A feasibility review is the first step to understanding realistic options.

Does a multiplex need a building permit?

Multiplex projects typically require a municipal building permit, and some projects also need planning approvals such as a minor variance. We help organise the required drawings and documentation and coordinate submissions where they are included in our scope.

How long does a multiplex project take?

Timelines depend on the property, design, approvals, permit review and construction scope. We do not guarantee timelines; the expected schedule is discussed and confirmed in a written agreement for each engagement.

Can I live in one unit and rent the others?

Many owners plan a multiplex with a principal residence and rental units. We consider layouts, unit mix and separation requirements during planning; financing and tax questions should be reviewed with qualified advisers.
